Convert A Studio To A Jr. 1 Bedroom?
Not a rehab but a conversion question.
I saw a large "L" shaped studio condo for 100k which the agent tells me that it is possible to put up a wall to make it into a small 1br and get higher rental income or perhaps resell the apartment as a jr. 1 bedroom and get approx 40-50k more. Does this sound about right? Has anyone ever done this or something similar by adding more bedrooms to the same about of sq.ft space?

Putting up a wall to make one small room two even smallers rooms, won't raise the value 50k. I may be wrong, but hey may just have been trying 2 brain wash you with ideas to try and sell the place. Correct me if im wrong guys!!

If you have the footage without breaking a wall and pouring concrete one bedroom is worth more.
That would have to make sense, the only way it does is if both rooms are livable and will appeal to the majority buyer
