Contracts
I am about to start my first rehab and dont know how to handle contracts. I plan on using friends of friends and general handymen. I am not using a general contractor so I figure most of them wont want to use them. Should I be using them? What should they say? Any ideas would help. Thanks, Bill
Contracts can be a simple as a sentence on a cocktail napkin that both parties sign, or a formal document reviewed by a lawyer.
In your case, just spell out what you what done, who is paying for what, how long it will take and how you will be paying. Keeping things in writing keeps people friends.
For instance take a simple bathroom vanity replacement.
Handyman will replace vanity, sink and faucet. I am supplying the vanity and sink and faucet, handyman will supply labor and any supplies needed to complete job. Supplies will be at cost plus 15%, no supplies to be paid for without reciepts supplied. Labor not to exceed $150.00. Job to start on 6-15-2004 to be completed by 6-16-2004. (If the work needed to be permited and inspected, I would add: "Payment for work upon passed inspection."
