Contacting Absentee Owners (landlords).
Hi,
For this category, how many letters should I send to absentee owners to get a decent response rate? I am planning on sending out about a 1000 letters to absentee owners in my area and following that up with atleast 3-4 letters. Is that good enough? Please share your experiences and suggestions.

1000 letters should be a decent test. That is enough that other variables are not as statistically significant. Following up 3-4 times is always a good idea unless the first mailing just bombs. Then you may need to evaluate your list.

I plan to send out letters to owners Absentee owners to see if they are interested in selling. I got a list of 750 owners and this weekend I mailed out letters. Basic message was that I will buy the property as is and close quickly.
Feel free to suggest, this is the first time I am doing this.
Keep in mind that your presentation has a ton to do with your percentage of calls.
If you’re just sending out generic letters, white labeled and bulk mail stamped you will receive the lowest percentage of calls.
Try being creative with forcing the receiver to open the mail.
there are several ways to accomplish this.
we use the following
1) hand written white envelopes, regular stamp and yellow paper on the inside with a handwritten message.
2) Lumpy mail. just make sure you stay within the 1/4 inch thickness and it will be cost effective. we send out pencils. Everyone sends out pens , I bet you cant find a pencil when you need it, besides they’re thiner than pens. And if children take them to school they get passed around and may end up in a home you never sent one to.
3) fake checks, be careful not to use an account number.
If they look too professional they wont be open. But I if you use an envelope which you can barely see through with a handwritten check which has a message on the lower check stub then it will get opened and read.
All of these cost more than a basic mail piece but will out perform

Where did you get the abseentee owner list from? Courthouse?

I used http://www.sitex.com to get the data.
I mailed out 700 letters last weekend. Got only one phone call. But I guess its too early to make a judgement.
Call your title company they can and will give you that information for free or you can auscribe to a service like metroscan for around 125. a month.

Please excuse my ignorance, but what is TBR and IRIS? How do I gain access to it?
