Constructing Offers On Rental Property

I see lots of information on constructing offers on property that you plan on selling, but what about on property that you plan on renting. I have come across several "nicer" properties that I cannot get a huge discount on, and I that I would like to purchase and rent. Does anyone have a formula, or spreadsheet, or just a general idea of how to construct an offer on these types of properties? I would think I could offer more since less work is involved, no selling costs to consider, and rental income coming in.



Any suggestions?
