Consistent Source For Development Land

I was wondering what sources you guys and gals use to find land for developing. My purchases have been listed with realtors. I was wondering if there are better sources that have less competition and higher profit potential. Can anyone recommend other sources that they have consistently used with success?

    You have an all to common problem. But you already have access to part of the solution...real estate agents. I am a broker who specializes in locating good land deals for developers and I network all the time with people and since I get deals closed people tend to call me when they have something interesting and as a result i usually have a handful of "pocket" listings to show my clients. I just got a 140 acre parcel today for 9300/acre that is worth probably 12-15K per acre if it were listed, but since its a quiet listing I can pass it along to a developer at the right price for us all. I would guess that at least one of the agents you have bought a property from is in the same position I am in. Other than that I network a lot throug the chamber of commerce and use the tax and land use maps to look for absentee owners.
