Whether you can convert the 3br/2ba unit as a SFR depends on the minimum land square footage, setbacks, etc. necessary to zone something as a single family in your area. The zoning office is step 1 to find out whether any of these units can be separated off as SFR. Then you need to find an architect to draw up the unit plans for the registry of deeds. The architect should contact the building department to find out what of format they need the drawings in (e.g. dimensions of the vellum and what type). Simultaneous to the architect, talk to a lawyer who specializes in real estate and they should have boiler plate condo docs that they can customize for your situation. The building department will tell you about any renovations you need for condos, like a common meter for electricity.
