Condo Conversion In Sherman Oaks, CA

I and looking for some equity partner for the purchase and conversion of a 15 Unit Apt. Due to parking limitation the conversion will yield 13 condos. Which will then be marketed and sold.
I am looking for approx 700K of equity which will be leveraged into a construction loan.
I have proforma financial for those interested.
