Comparables

Dear friends,
I would like to know if somebody know how to get comps, and MLS listings without need of a realtor :-?

    MLS lsitings are easy, www.Realtor.com has plenty. Sold and/or expired listings on their site are proprietary, though, and unavailable unless you know a Realtor. Try your county’s website; some of the best—Arizona’s Maricopa County, for example—offer a decent version of comps from the Assessors (or is it the Recorders?) page. You can always go to the courthouse and look at the copies of RE sales they have too, useful but more time consuming.

    Your best bet is getting them from a realtor!

    You can sometimes obtain them from title companies and or home appraisers.

    definately make friends with an appraiser - after all if you need a loan they will likely be able to get a fee and I have had some success spreading out my requests for comps to 3 different appraisers.

    I've found zip realty to be the best:
    www.ziprealty.com

    The main advantage zip offers is it gives the listing agent's name along with the street address of the property.

    Hello everyone,
    Another way to get comparables is to make sure your County Appraisal District provides these services on there web site such as: # of Bdrm, # of bthr, type of exterior, interior, type of roof, floor,htg/cooling extra features such as patios, carport, gargage and fireplace. If they do, next visit your Appraisal District
    ask to see the book of sales or get a copy of recent sale of an area that you are thinking of buying. The information thats on the list consist of property address, account #, yr
    house was built, living area, Map # where property is located, sale price, price per sq/ft, # of sale in that area and Date of sale. Now that you are armed with this information, you can do your own comparables and you can save the information on your computer. Instead of having a Realtor pull three comps for you every time you need one. I was told that this is public informatiom. Good luck Daniel R 8-)

    homeradar says that my state (NM) is still a nondisclosure state and no luck.
