It is best to have an appriser do a pencil on a property you are trying to buy. They do a pencil before they go out to the appraisal on the property. They don't charge for that.

You may also be able to access some info. from your local clerks office, which may be on the internet depending on where you are. I think that a Comparable Sales Analysis from an agent is your best bet, because they can provide you a list of the sales price of homes similar to your property, how long they were on the market, etc.
