There are too many unknowns for anyone to give you good advise. All I see is two desperate people...one wants to get out of the business and one wanting to get in. You need to step back and evaluate when you have all the facts, then post and we will give our opinion!
There are many ways you can find great real estate investment real estate. Some of them are as follows.
