COMMERCIAL LOT TO LEASE
I HAVE A COMMERCIAL LOT ON MAIN INTERSTATE AND MAIN EXIT TO ST. AUGUSTINE, FL I AM WANTING TO LEASE THIS PROPERTY TO A BUILDER OR FRANCHISE. (RESTAURANT, PACKAGE STORE) SEVERAL SERVICE STATIONS AND MOTEL ON SAME EXIT. HOW CAN I FIND PEOPLE INTERESTED IN THIS? I AM A ROOKIE AND COULD USE SOME GOOD ADVICE.
With interest rates so low, what would be the incentive for a long term lease?
I have tried to lease a corner at "main and main" to the major national tenant developers and with rates so low they are not interested.

Gregg, I don't understand what you're saying about the rates. Could you be more specific? Do you mean they are buying instead of leasing? Zach
I havea lot (listed) as a broker that the seller would like to lease instead of sell. It is listed for $2,400,000. The seller would like to lease it at a 7% rate. The buyer, on the other hand, can borrow money at 3% LIBOR. Or, worst case 5%. Why would he lease?
You might say that the seller should lease at 3% rate. but......he will not.
