Does anyone know any Commercial Mortgage Brokers that finance under $1mil at 95 to 100% LTV?

    Check around in pensacola, i did some temp insurance adjusting there after ivan and know there is alot of damaged property that you could get deals on

    I was stationed in Pcola for two years,(milton more specifically). I started REI there and at the time I thought it was so so for cashflow. If I only knew then what I know now. My properties appreciated about 30 percent in a few months after the hurricane. I was lucky and didnt lose even a shingle. I understand though that it is pretty tough now. There are a lot of damaged properties that now have significant water damage which are extremely cheap. From what I have been told these properties are very hard to insure. If you can get some prop. the rental market is HOT. Apparently I had tenants literally fighting at my PM office(verbally attacking each other) over one of my houses shortly after IVAN. Anyway, good luck.

    just curious not knowing anything about that area, but what about knocking down the torn house and building on the land? buy a lot and build an ass load of condos... all i need is a couple of bucks...

    there is no reason to knock down homes where land is still fairly cheap and available

    another guy in sacramento! I currently own 3 single family homes there and the rents are great! and also the appreciation. There is a new developer just bought alot of land in the NE pensecola area and is selling lots from 20-60,000. Alot of potenial to make some good dough. Since all the news of the air bases closing down that means pensacola will be gaining alot more military folk. Get what ever you can get your hands on and rent out for max!
