Commercial Comps

Anyone have any ideas where I can find comps on a 29-unit multifamily? All the comps listed in the "compfinder" area are for SFR's. :-?

    Are you working with a broker on this, if you are commercial brokers should have the comps in the area.

    You might have better luck with getting an answer if you posted this in the Commercial area of TCI.

    In the meantime, what kind of comps do you need and why? Are you trying to figure out whether you want to bid or has your lender asked for comps?

    Generally commercial properties of this type are valued mostly based on Cap rates and only secondarily on Comps. I almost never worry about Comps until the appraiser shows up and then only if his comps come in very low.

    My hard-money lender has asked for comps. I am working on a valuation consisting of cap rate valuation, the income approach and I just need to round it out with some comps. I wouldn't mind paying someone to do a valuation based on comps.....
