Commercial Building Help

I'm looking at a commercial building that has been vacant for 3 years. It's in a great area (business park), was updated inside (including high speed wiring) before it went to the new owner in a BK sale. I called the broker and was told that since it was vacant, there's no package available(income & expense). They did tell estimated price per sq. ft. How can I determine if that is real? How can I put some numbers together to figure what this building would produce as far as expense and income?
