Read "making big money investing in real estate without tenants, banks or rehab" by Peter Conti and David Finkel. I am reading it now and it has an entire chapter on how to approach the seller in terms of negoiating and getting the property under contract. It has been a great book so far and I think that it would answer some of your questions. Good luck
