College Rent Increase Techniques

With the folks who have college rentals, what have you done that have helped you get more rent?

    As an investor / landlord it might very well be the coolest thing.

    But if your 21 and maybe still in college the question goes straight to you:
    What is it that is easily justifiable?
    Fresh paint?
    Over the range microwave?
    Cable included?
    CAT5 wiring in each room?

    Must be something that is worth more to you?

    Including things sells: heat, water eletric, cable etc.

    Students justify often paying a much higher price becuase everything is included. New things will help i.e. paint, kitchens, bathroooms.

    A guy in our area paints/sides all of his houses either a light pinkish or yellow color to specifically target girl renters who will think his properties are cute.

    There is a thin line to walk though with moving prices up. There is a property owner on campus doing this and his reputuation is falling becuase he owns so many college properties. When people feel they are paying to much, dont look for college kids to take too good of care of the property.

    Also the big thing in my area is collecting the semester rent in advance when financial aid comes in. It basically guarantees your rent by making them pay up front. It wasnt a big hit to begin with, but now everyone does it. It kind of makes the students "feel good" knowing they have only one housing bill, then they have money during the semester it feels like.

    Phone is never included because no one gets them, each tennat has their own cell phone.
