And if they have any trouble getting the money, to give us a call and we can delay the deposit. Again, at the moment that seems to work for us. We have 4 houses.

What are your goals. Are you wanting income or to save for retirement? Do you have other savings and do you have decent income.
Is your area appreciating or flat?
Whatever you do, realize that you usually make your money on the purchase. You must really research and purchase at a good price. Also, only buy in neighborhoods where people buy and sell. Do not get into a war zone or some older lower income neighborhoods where the houses just pass within the family. you want a good blue collar neighborhood and a house that does not need too much repair. A newer house would be nice.
Also, read property management for dummies. You need to get educated if you are going to be a landlord. Your investment will turn to a nightmare if you rent to a deadbeat tenant.

We give tenants self addressed envelopes. For those tenants that cannot seem to afford stamps, I even put postage on them.
The only time we go and collect at their door is when we are giving a 3-day notice.
