With cold calling, it can be more difficult to find motivated sellers because you get rejected more often. But, you can find them. It is one way of locating motivated sellers. If you made 100 phone calls and need only 10 good leads that would make you $30,000, then would you consider making 100 phone calls?
You don't have to spend all your time making phone calls though. You can locate some people in foreclosure to generate leads, they are more receptive to agreeing with your price and terms. You can place an ad in the paper for people to call you. You have to incorporate various methods of marketing to locate motivated sellers. The question is are you willing to spend time doing it if it will make you an average annual salary by taking a few minutes of talking on the phone?
If I was cold calling the only people I'd call would be landlords (for rent ads). I heard good things from other investors about those ads.

Another good way to get Motivated sellers on the phone is to "Age Ads" in other words grab some newspapers on a regular basis and instead of hitting the phone dialing just let the ads age two to three months and THEN call the sellers! They should be a little more receptive to what you have to say! Keep in mind you will contact sellers that sold their home two to three months previously when you bought the paper. These folks will think you just fell off the turnip truck but that's OK because aging the ad also seems to reduce the number of people you'll call that are upset about your call, but that's only because they haven't accepted the fact that they need to sell there home! Hope my two cents makes sense!
