No more boats.
My market is so hot that my sub-to's are only lasting 3 months !
I take them over sub-to, them sell them thru the MLS ( I now love realtors)
when they sell, I pay off everyone.
Its working, just like you said.

I guess I should have taken you up on your offer for a boat ride while you still had you day-JOB.
