Cash For Leads Programs

Hi all,

I have been doing some looking and have a plethora of “Cash For Leads” programs from the I buy houses/sell your house fast sites out here on the net. The lead fees range from $300 to unspecified amounts. Would anyone recommend the use of these programs to get my feet wet so to speak? As always any/all information and viewpoints are greatly appreciated.

    300 paid how oftern? yearly? Which co? How are they getting leads? How many leads? What are the exclusitivy of the leads?

    Hi roboxking,

    The information is sketchy at best. I spent the day searching these sights and reading. There seems to quite a few out there that deal with different states and areas. I wrote to one here in my area to inquiry about more details.

    All the questions you bring up are good ones for sure. I took notes on your post and will be sure to interview my perspective investor thoroughly. Exclusivity is a very good point, and there seems to be no contractual agreement for payment. Just send in your lead(s) and if the deal culminates in a closing, you get paid. I presume that would mean a “Gentleman’s Agreement” (that goes a long ways) When I get more information I will amend this post with what I have found.

    Boy, I don't know. Hmmm....

    If I had a good lead, I wouldn't sell it for anything. Well, you know what I mean.
    Are they just sending you n.o.d.'s? Or vacants? Hmmm, never heard of it.

    Hi,

    On the contrary, it’s the other way around. These sites are enlisting the help of bird dogs for leads. I can’t pop a link or I would show you the sites I have found. If you were to do a search in MSN for “I buy houses for cash “ or perhaps “I buy ugly homes fast” a lot of these sites offer “finders fees” or “driving for dollars” as one site put it. (Now that dates back) As to how much and what the terms of collecting are I am not certain. The information is sketchy at best as I commented before. Some of the states I have found these sights are WA, SC, FL, I stopped looking and kept reading once I found on in WA.

    Simply, find a house that you might think may sell, and fill out their info form online and if it sells then you get a finders fee or cash reward at the close. I can’t believe that it is that easy to find an investor/or to become a bird dog.

    Just be very specific and ask questions. You do not want to sign a year contract and be unhappy..

    *** Do not give them your social security, they may try to threaten you later on with it , by saying they will report you to the credit bureau if you breach the contract for discontent of the service.

    What works here in the Vancouver/Portland area is to take your potential deals to the local RE investors meeting. I don't know if there is a local group there in Olympia, but I've seen many cash transactions take place here.
