Smith Travel Research has the best data on the hospitality industry. The HOST report by STR will give you general industry wide data (income, expenses, ADRs, Occupancy, RPAR) (just about any serious hotel chain uses STRs reporting format for income, expenses, etc.)
What you really want is a STAR report, you tell STR what hotels are your competition and they will give you information on them, without naming one hotel/motel specifically (occupancy, ADR, RPAR, expenses, etc.). I think a star report is a couple hundred dollars.
Hotels routinely sell for 3X Gross sales, or 12-14 times EBITDA.

Not trying to be difficult, but, "Rooms expense" really means nothing to you without the detail of what makes that expense up.
