Cash Allowance

Currently I have a deal that will give me a 100k cash allowance the catch is it has a negative a cashflow of 600.00 a month it also carries a management fee of up to 10% its has a 14% apprecation per year the idea is to make a nice profit on the sale in 12 months as well as pocket most of the allowance minus negative casflow and management costs is this a good deal?

    What is the deal structure - price, terms ,etc. Cash allowance is in what form? Management fee is 10% of what? "It" has a 14% annual appreciation - what is "it". And how do you know in advance what the appreciation will be?
