Carport Converted To A Bedroom. Does That Count?
I am making an offer on a 2/1, but the owner converted the carport to a third bedroom. Now they have no carport. Can this property be appraised as a 3/1? It will make a difference in my offer.
This is a house with no AC. If I add central AC in the rehab, how will they run AC into that carport?
A bedroom defined in NJ has to have a closet and heat... As long as it is attached to the existing structure, it can be a bedroom... Check with your local authorities at the municipal building and see if this is legal...

My city requires a bedroom to have a window and a closet. This carport/bedroom has a window, but no closet. If this property is up for HUD/Section 8 rental, will it pass their criteria/codes without that closet? I need to ask them, but thought I'd ask since I am currently in the offer-making process....
It will probably NOT pass HUD, they're pretty strict.
The good thing is, you have a window in place and only need to add a closet. This can be done cheaply/quickly and make that carport an official bedroom.

Your electrical receptacles are spaced a maximum of 12 feet apart in a run of wall.
There must be a receptacle on any wall section that is over two feet long,
There must be a receptacle within 6' of the end of any wall section.
If you add a closet, will you need to add receptacle(s) to meet the above criteria?

Yes, one should always check for local code interpretations.
If it is different, it will most likely be stricter, as what I listed is what I believe is the minimum standard of the NEC.

I know that in Florida an appraiser wil not count it as living space if the area is not finished to the same grade or better as the rest of the house.
