Carpet Replacement

I’m in the final stages of buying my first piece of investment property. I’m not going to bother you guys with the details but what I will say is that I bought it for 44,000 and it was appraised at 65,000 in 1998. So not a bad one for my fist deal and fist call on my bandit signs. My question is this, dose anybody have any suggestions on finding a good deal on carpet. I live in Jacksonville, Fl and the best deal that I was quoted was from Lows which was padding and instillation for 1,700 + tax on a 900 sq. ft. area. That sound like something I should consider or should I keep shopping. Than-x for the help,
Tony

Search for small mom&pop companies and wholesalers. Also, start a company and use your tax I.D. number to not pay tax. Also, yes $1700 plus tax is very high in my opinion. I live in South Florida near Miami and I could get 900 sq ft done for about $800 but I don't know the going rate where you live. Everyone and there mother does that type of work down here.[ Edited by Raj211 on Date 09/14/2003 ]

    Hello Bandit2003,

I had Lowes install some carpet for me, at one of my units. I thought they did good work and the price was OK. Remember in most cases, one get what they pay for. If you try to go too low, you may not be too happy with the outcome. I say pick a mid-grade carpet and let Lowes install.

Lowes might be OK for the carpet only.
I know in my area the installers sub contractor love to work for lowes
pays more than anyother place .
So you at least pay more for installation

I like to use remnants. I can get some large commercial grade pieces that tend to last better. There should be a dealer somehwer near you that does the same thing.

I use an installer. I buy the carpet direct from a distributor and hire the installer seperately. I now have one installer that I have used for three years. Before that I would have to look every coulpa years. The way to find them is through their cards at the smaller carpet stores.

I thought I hit on a great idea re: ceramic tile. I decided to tile the main areas because I was always recarpeting apartments. But it turned out to be much to expensive and I did not get any more rent for it..

Now I tile the very heavy traffic areas like the front door and bathroom hallway. You can get small quantities of tile very cheaply.
