A rental house trick - if you have stairs upgrade the pad on the stairs to the highest quality available. Stairs are an area that wear out the quickest. To really maximize, buy extra and keep stored somewhere in the house just enough to recarpet the stairs. 4-5 years from now you might find that if only you could replace the stairs carpeting the rest of the carpet would last another few years.
Of course this only works in better houses, because in cheaper ones the tenants often destory the carpet with stains and burns before the carpet ever wears out.
$11-12 PER square yard installed.
For medium quality carpet and good padding.
This Includes installation.
Get better quality if the house is a luxury home.
If you ask for "remnants" you may be able to get large leftover pieces that are big enough to do the three bedrooms.
Remnants are much cheaper.

I agree with pricing for low-end carpet. You may want to consider paying an extra $0.25 per SF for much better carpet for the dollar.
I have used commercial grade (low pile) with a good pad and had nice results. About the same price if memory serves me correctly.
Nicer homes = better carpet.
