Around here, buyer and seller splitting the closing costs seems to be the standard. Of course, every possible split also happens, but generally both sides see it as "fair" that way.
Closing costs with a cash buy are nominal I would second the opinion of not giving the seller something to have to figure out. Go to the title company and ask them to do a quick closing sheet using the address of a similar house and price. Adjust your price to what works. I think most sellers are aware that they have some closing costs though.
