Does anyone know what the cap rate is for multi-unit properties in Cary, N.C? I am trying to justify a listing price for a duplex I am selling.

CAP rate is not a good justification for a duplex. They usually fall into the residential market category, i.e. whatever $$ square footage homes are going for in the area.
So the cap rate is best for multi-units (4+ units)?
Yes. CAP < 5= Run... CAP between 5-10 = Average deal; CAP >10 = Good deal or Damaged property
Cash flow is also very important with 4+ units
