Can I Rent Space To My Homebased Business? What Percent?
Hi
I got a question. My real estate business is based out of my apartment. Question: Can I charge my business office space? If yes, what percentage?
If I can, I'd like to move into a house without having to wait for my lease to run out.
Right now I'm stuck with a huge rent. Any suggestions?
Thanks for your help!
From what I remember when this topic was brought up before, it is easier to just depreciate a portion of the house as your home office.
Thanks joel:
I spoke to a CPA today and he told us that we can charge our company office space, and any other facilities that the company requires to operate. In the meantime, we can claim these expenses as a loss on our tax statement. When we see him, he will give us the details..
Thanks for your quick reply. I appreciate it.
It is an expense on your business return, but the rent is income on your personal tax return.
In addition, when you sell the property you will not be able to exclude that portion of the capital gain attributed to your business use property (though the rulse may have changed on this recently) and depreciation recapture will be in play.
Be sure your advisor covers all these costs and quantifies them for you.
