Can I Kick Out A Tenant For No Reason At All?

My tenant is on a month-to-month lease in San Diego, CA. If I decide to move back into the house, can I do so with 30 days notice.

What about raising the rent? Can I raise the rent when I feel like it?

    Amonth to Month Lease works both ways,any changes or notices require 30 day notice. by either party. Mail all notices by " return receipt requested" When you bought the property you bought the existing leases as well. Did you read them before you bought the place? I assume you did. Either way if it is month to month you can do any changes and give no reasons. Give the tenant a few days to reply in writing. You are within the Law. I personally when I increase the rent I give them a 2/3 month notice just to be reasonable and human.All my leases are on a month to month, easier to evict if you have to do so,especially here in New England.

    Do not panic, you are in good shape. Keep part of the deposit maybe one third and charge them for one months rent. They may not eve www.leave.If they do,do not refund anything till they have removed everything out of the house and themselves. Your Lease has a paragraph about breaking the contract read it and follow accordingly. However I wonder why you asked for such a large amount for deposit, can you explain. Deposits are for damages but in your case there are no damages but breaking a lease it could be considered a damage.

    I charged the large deposit because the tenant does not have that great of credit and has a past record from three years ago. Her aunt has excellent credit and clean background which she co signed for her. That is where the deposit came in.
