What state or states? Plymouth Financial out of NJ, Mooring out of Baltimore, Bank Atlantic out of FLA, Transamerica out of FLA. Coast out of FLA, Associated Estates out of DC.....that's my company. Ton's of institutional guys out there, talk to the people that run the sale in your state, or check the courthouse under civil actions for companies that are foreclosing for failure to pay property taxes.
Your best shot in FLA is the two biggest buyers, Coast and Bank Atlantic, they mostly do their due diligence electronically, so If you concentrate on a couple of counties and take pictures with a rating scale of A-F, that would probably help get you in the door, a guy named John Greene is the one to talk to with Bank Atlantic. I know they subcontract out in Georgia and a few other states. Good Luck

Landmark does most of its due dilligence electronically, very reasonable fees, better than Lennox. They also concentrate on the bid-up states with reasonable redemption period.
