a h/w is a good stradegy for the seller. if for a year it covers any unseen problems that the buyer may have for a small price. if you have for ex. a hvac thats 10 yrs. old its a good way to cover your ass-ets........km

Goto a FSBO site and they have links to sites or do a google search , they are easy to find and a great benifit .
