    Goto a FSBO site and they have links to sites or do a google search , they are easy to find and a great benifit .

    nfact, if I were buying it myself, I might even ask them "Jim...you're right, this is a fine house. Say you wouldn't mind throwing in a warranty on everything except what you said needs to be fixed would you?"

    a h/w is a good stradegy for the seller. if for a year it covers any unseen problems that the buyer may have for a small price. if you have for ex. a hvac thats 10 yrs. old its a good way to cover your ass-ets........km
