Calling For Rent Places To Pitch Lease Option

What questions have worked for you guys when calling landlords advertising a place for rent to get them to lease option to you? I have a rough idea but would love to hear from the people that know what works

    1. "When do you think you might be interested in selling this particular piece of property?"

    If you get a good response to that first question:

    2. "If your house meets our criteria, our company will make your mortgage payment for you while we sell your house. There's no application fees to join the program, and when your house sells, there's no closing costs or commissions to pay. We are not real estate agents, and we never charge a commission. Would you be interested in learning more about our program?"

    Never mention L/O over the phone. Just set up an appointment to meet the Seller "to see if the house meets your criteria."

    LeaseOptionKing - you bring up a HUGE marketing point.

    NEVER talk to a buyer or seller like an investor.
    "Hi! We do Lease Options would you like to do it?"

    LOK's script is beautiful! It's all about the benefits to the seller - how could anyone resist!?
    1. We'll make your mortgage payment.
    2. While we sell your house.
    3. No closing costs
    4. no commissions

    Benefits geared toward the seller, plainly spoken in the seller's language. To quote the Guiness TV ads: "Brilliant!"

    The same goes for your contacts w/buyers:
    "How'd you like to lease/option a property?!"

    "How'd you like to rent, w/part of your rent lowering the purchase price?"
    <ding,ding,ding>

    Rule #1 in marketing: talk to your client about themselves. Don't talk about your business to them.
