Thank you for your help. I still have cold feet about getting started and hopefully this info. will break me of it. Do you have any suggestions on overcoming the "cold feet"?

Cold feet and lots of stomach turning nervousness is normal in this and any business when first starting out. The more presentations you make, the better you get and the more confident you become.

Dear Cold Feet, join the Group.
Read the Codes, in Calif they are rather well written and modern in descriptions.
To really learn the art of foreclosure there is this little out of print book.
Quick Guide to Foreclosure Law,
California Edition of 1995 Westland Reviews
Read it and modernize by examining the Codes for changes. But it tells you how to be a Trustee and all that it entails.
Another goody also very old is Handbook for Title Men, put out by Ticor Co. I have one of the last editions 1973, but the basics are still there.
Also attend some sales and take notes on how the calls are made, how you qualify to bid (without tiping your hand) what to watch for like shuffling, spearing, shout overs etc. etc. The Forty Thiefs are gone but there are many new people trying the same age old tactics. Nothing new.

I would suggest you to read "Stop foreclosure now in California" by Lloyd Segal, NOLO press.
Sign up to public library, this book is widely available, so you do not have to buy it. Read it, make some notes. I am on Chapter 6 now .
