Buying Sub To To Move Into..question

I am looking to purchase a house to move into using the sub to or other creative method. I have sent letters to expired listings but also to listings that have verbage like "will entertain all offers" or " very motivated seller". I have had a seller that called and has reservations about doing a sub to so I offered an alternative and wanted to get some feedback. He is asking $325,000 for a home he paid $290,000 three years ago that was new construction.

Offer #1: Do a sub to deal for his full asking price of $325,000 with a 3% reduction in a year (when I refinance into my name) for me being a licensed real estate agent. His house is in a growing community that has 2300 homes. I told him I would pay the asking price if he agreed to the sub to (meaning sign deed over now) and I would agree to refi in 12 months or I would agree to sign the deed back over and he would keep all payments made.

Option two: I would do a lease purchase for his exact monthly payment amount and get 100% credit of my payment toward purchase price. No down payment and in a year I would purchase for $315,000 plus a 3% reduction for me being a licensed real estate agent.

Obviously I prefer option #1 so I will offer more with that option. He is being transferred and really needs to get moved so that is why he is considering my alternatives.

I just wanted to get some feedback as to the potential of the deal. The house is perfect for me and I would probably be there 5-6 years and finish the huge basement while I am there.

I would plan on brining in an inspector as well as run title search before doing anything.

Any thoughts? I know this doesnt sound like the greatest deal for him, but I have a house that is fine and only want to move if it is on the terms that are best for me. Its a beautiful home in a community I really want to be in but would not have enough of a down payment for about 6-9 months to qualify on my own.
