Buying Leads, Are They Really worth it. I’ve gone to several (Purchase Leads Here) Sites. And they seem pretty legit. I've talked to a lot of Mortgage/Loan Officers that have been in this business for a long time. They keep telling me that those sites are a waste of time. Just wanted to see what the TCI Crew thinks

All they do is search for properties, put them in their data base, and sell them to someone who doesn't have the time to do what they did.
So do you think in your opinion that they are "WORTH" the money to purchase leads?
They must not be a total waste of time. I work for a few companies that contract folks all over the country to research notes. Now one thing you might want to watch out for with the big (purchase leads here) sites is that sometimes they will just search for any properties and list them and not bother to search to see if they are satisfied.
Just out of curiosity, what are these sites wanting to charge?
Has anyone tried the site advertised on banners on TCI Seller is motivated? They charge $25 a lead. Just wondering if it's worth it

You might want to mention what kind of leads your looking at. On this site a lead can mean at least 4 different things.
It really depends on how they give you the leads. If they show you the lead first without the important info, so you can make an informed decision, then yes it is worth.
Blind leads though? Wouldn't trust them...

Well, I try to look for SFR, First Purchase, or Refi, or Refi-Cashout, HELOCs, really any time of loan, thanks for the info guys
You missed my point, what are you looking for.
People looking to sale a property?
People who have privatly held notes?
People who have had a notice of default filed? (about to lose a property)
Or the one that I think you are asking about: people who need a mortgage?
heh, ya People who need a Mortgage, We do Forecloser bailouts once in a while, but primary First Time Home buyers, or Refi's
Internet leads could be good if you had the ability to control the quality, i.e. newness, accuracy, etc. This can be done by purchasing leads from equifax, title companies, etc. You can narrow it down to credit score, mortgage size, duration, etc. The real problem with these leads from the internet and other sources is that they are not exclusive, they are sold many times.
spend your money on advertising not buying someones dead leads.
I have been purchasing leads from ****Must Reach Senior Investor status before posting URL's*** for a few months now, with some success. The key to purchasing leads online is that you must purchase the lead from the actual company that collected the borrowers information, not a third party. If you have the ability to originate VA loans they have some great VA specific loans also.
it depends on where you reside..some leads are hot and up to date in the area of origination..such as florida, cali, new york..they still offer leads nationwide, however they are in turn purchasing these leads from other online companies or have access to online public records, all of which can be way out of date..for example, i invest in southern louisiana and most online generators service my area..but not a single one is up-to-date and many are mis-leading on what they produce, however, when i looked at the same online company to invest in north florida they were sharp as a tack and very acurate on the information..some of these companies only access public records which can be very vague for the money spent..others actually hire amateur abstractors to get the info but is county or parrish specific..so, having said this, a lead generator is not for me but for you, depending on where you live may prove to be a good investment on your time..good luck..
