Buying Before House Hits Market

Hello,
I am new to real estate investing. I have been reading and researching certaing topics for quite some time now, however have not actually gone through the purchasing process. I know of a few houses that people are planning to put up for sale within the next month or so.....the people seling the houses are not able to take of them any more, so that are moving. Would there be any profitability in making an offer before they begin going through brokers?? Assuming there is, and the house would sell for around 400,000..what kind of offer would be reasonable. I have 60-100k in savings.

    have a realtor give you there MLS password.
    tell them you will list all your properties with them if they do.

    thats what i did. took me a while to get it but its so much easier now.

    Nick,

    1) Call an escrow/Title company.
    2) Tell them you want to assign your contract to another buyer. Ask them if the could write it up for you.
    3) Send your buyer to the Title agent and have her/him collect your assignment fee (the difference in prices) from your buyer. Or alternatively, collect it yourself.
    4) Cut me a check for 10%
