Buyers Agents

Hey everyone

I need some advice. I was told that if I wanted a good buyers agent - someone to look after my best interest that there is a certain question that I need to ask - what question do I need to ask? Please let me know and quickly please.

    If I were selecting an agent (I'm a RE broker), I'd ask several questions, like what kind and level of service can I expect from you (ie, responsiveness to my calls and requests for info), client references, info about the person's experience and track record (quality as well as quantity), disclosures they're required to make, who pays the agent's commission.

    Ask for single agency. That way they represent you not the seller. The agent is also then held to a higher standard

    Nancy covers it well. But on top of all that I would take him out, buy him a drink, see if he buys me one and talk talk talk in the lovely environment of your local tavern. I would explore into his thoughts to see if there is any fracture between what he says and what he thinks. I would explore his true expectations of the relationship and of life in general. Remember this is a very close relationship and a lot of information is going to be floating. You want him to be standup. Single Agency, it goes without saying. If he picks up a listing in the normal pace of business you will expect his call so you can see if there is something of interest to you.

    You will pay him as per contract and right on the instant. If he is involved in a workout deal put it to him straight. Tell him sticks all the way to the boat that Charon rows on the River Styx. He can pet Cerebus the two headed dog/three headed dog in Greece. At that instant all deals are off as you intend to kick the doggie in the water, push Charon off and row back to earth and live forever in Beautiful Downtown Burbank where all commissions are negotiated and the brokers have to buy licenses for their signs and thereon write and spell correctly their names.

    I couldn't care less about dual-agency. In fact, if I did, I would have missed out on 2 deals this year, one of them my biggest paycheck yet.

    Sometimes the REAL inside scoop is only known by the listing agent. They have a listing where the seller is in trouble and it comes to a point where they have to dump the property quick. I want then to call me. I don't want them to say "I can't call Diane because she won't by one of my listings from me."

    Just another view. One other thing I ask Realtors all the time is 'do you invest?'
    I DONT want them to. Why? I'll never see the really good ones!
