Business Name Or Lessee

Hi Everyone,
Question:If I have my R/E
business in an llc on my contracts where
lessee is used do I use the comp/name
or do I use lessee which would me in
the deal with the seller or do I use comp/
name where I sign and close the deal?

    First, I would contact an attorney for legal consulting on this to make sure all of the details of your situation are considered. IHowever, generally f you have a RE management company or the RE is owned by your LLC, when you create lease agreements, etc put them in the name of your business. When you sign the lease agreement make sure you sign it and put your title after your signature. Remember always treat your business like a business.

    Tell the lessor that your co. will be the lessee.

    The lessor will insist that you sign personally anyway, guaranteeing your co.'s lease, so you could be sued if you didn't perform.

    But they won't care what name you use as lessee so long as it's clear that you're guaranteeing the deal.
