Looking For Guidance In Lower New York State
I am in need of someone who has taken raw land and developed it into either marketable lots or even one step further, actually building homes.
I have an offer in to an owner of 200 acres of quality land and with my two partners, a lawyer and an experienced excavator I believe we can turn this into a profitable venture.
I have so many questions and really would like to discuss this venture with someone who has experience with this type of development. My major concerns are the costs associated with survey's, permits and wetland dealings. Of the 200 acres, 100 are wetlands, but these wetlands will not interfear with the development of 45 lots on one parcel and 6 lots on a seperate parcel, but part of the land.
I currently have road improvements costs! WOW, $202 linear foot, but this was quoted on the high end, worse case scenario. Like curbs and sidwalks were included, but not required.
My vision is to develope this into a quality parcel which offers captivating views of the surrounding mountains.
