    by preconstruction do you mean:

see a plan, picture, etc. and then putting down a deposit to hold that unit until built?

Ricker, I am also interested, but can definitely tell you that there is tons of info on the site if you do a search for pre construction....I did and learned a good bit from many who are doing this type of investment successfully.

    just a thought..

    CJ: Yes

Suntzu: thanks, will do. Some friends of mine are doing it here in FL and doing well.

When you go to buy off the plan try to pull together other investors and negotiate a better deal. Developers funding is usually tied to their pre-sales so it is in their interests to get units sold, use it to your advantage.

That market is going to die now that rates are moving up. You're too late IMO. There are easier ways to make money.

    "You're too late"

Where have we heard that before?

The underlyinig fundamentals for immigration into Florida are too solid for there to be a bubble. The cost of condos is lower now than it will be in five years.

If you invest in preconstruction, use all the same precautions you would use in any real estate purchse.

Buy right. You make your money then, not when you sell.
