Building Storage Units

I'm looking to build some storage units. I have the financing ... now I just need a plan and a set of steps to go through with it. Problem is that I have a ton of questions to ask before sinking a bunch of money at this but no where to get the answers. Is there some type of manual or book out there that can help me work through these steps. There are lots of books out there on how to buy a house and even how to build a spec home.. but is there something out there on how to make storage units a successful venture? :-?

Self-storage is a big business, with lots of info available.

Here's a good intro to SS, from the Self-Storage Association:

    www.selfstorage.org/downloads/SS2000INTRO.htm

Here's a site FULL of SS info:
    http://selfstorageguide.com/
(be sure to check out the Discussion Forum for some interesting reading)

    Hope this helps,

These are both good sites. Does anyone have any other links that might help with storage units and learning about them?

    OK, here's another suggestion:

    "Inside Self-Storage Fact Book 2004
Please call Inside Self Storage at 480-990-1101 to purchase this item. Published by VPI / Inside Self Storage (240 pages) This reference tool is packed with clear and concise information featuring articles in the following categories: finance, real estate, development, construction, marketing, technology, insurance, operations, legal, security, specialty storage, ancillary income and international."

I haven't read or seen this book, so I can't vouch for it, but it sounds interesting.

Also look here: http://www.selfstor.com/resource.htm for some more self-storage resources.

I'd have to say you are a wealth of information for self storage. Do you do this yourself?

No, not yet, but I've researched it quite a bit. I am just waiting for the right opportunity, and for a little quiet time from my other RE projects. I am convinced that a self-storage facility IN THE RIGHT LOCATION can be a gold mine. But getting the location right is absolutely essential.

Trachte (a maker of metal storage buildings), also offers consulting and seminars on building, setting up, and managing SS units. I took courses in building them, while my partner took courses in managing them when we planned on building our own. We ended up buying an existing unit instead.
