Building My First Mixed Use Commercial
In the deep recesses of the thriving little town of Burbank, known for its elderly car freeks and home base for most of the below the line film makers. You know the ones that really know and really work. Best Boys, Grafters,er Gafters, Makeup. Asst to the Assistant Director. etc. www.etc.I have gained a small commercial lot zoned C/2 only 30 feet wide and about 120 back to an 'thank god' alley.
I am going to erect a three story building made out of old tired steel containers and lots of glass. It will have stores at the street level, offices at the second level and at the top a residential unit to blow your mind. Sliding metal roof to change the living space into open space. Lots of plants and strange shapes of exterior furniture. Loads of fun.
Parking is ok at the back and the cars will be sheltered from common thiefs and the unrelenting smog and sunlite.
Tentative ok from planning. They are ready for a change. After all they have a new biggy shopping center that is so far out you think Industrial Modernism is passay.
Area is right, people are right. But, as always I have a few hesitations and I seak imput.
This three story will be above the normal one story of other shops and business. Of course right down the street in North Hollywood there are a couple of strange non identified buildings in which I believe they make the kind of films you would not want your children or close personal pets to view, and they are three story.
So what do you all think? Should I do this little side venture or lay it off on some Venture Capital Group who have already done some highly conforming structures in the area?
I think it would be fun. The building inspectors might furnish some much needed comic relief as they watch a true metal building unload and start erecting.

I don't see any issue with the mechanics of doing this other than with the city (and it looks like you have the go ahead from them).
If your looking for a question of if this is a good investment, that will be determined, from my humble viewpoint, from the finish quality and curb appeal of the building.

What is it going to rent/sell for on the back end?
These seem to be a very hot project in N. CA.
I think they are sweet.
Watch out for gotcha like off street parking, previous use of land (wasit a gas station), etc.
