Bought A Lemon?
is there anything you can do if you buy a lemon??I bought my house 4 1/2 years ago. The home inspection was good. But we have had to replace the central ai,furnace,water heater,no ground wire at all,and a lot of dry rot..this was all found during an inspection to sell, and not found when we bought
You would think there would be a statue of limitations on how long you wait before you can make a claim. maybe not?
When I purchased my first home, I was told to get a home warranty by the realtor. It was a good thing that we did. It ended up paying for and replacing a large AC unit and a radiating heat furnace. The cost to me was $30 / month for two years. The cost of repairs totaled over $4k.
Again 4.5 years is a long time. I would guess that the origional insurance would be good for up to a year maybe as many as three years.
How old is your home? Was he age of the CHA, water heater, etc on your inspection report?
Home have maintenance. Especially if you are buying a home older than 15 years. Sure maybe you want to find someone to blame, but bottom line is that you should expect to pay maybe $3,600 a year in maintenance for a 15 year or older home.

I agree with brenda. Owning a home is expensive.
In my opinion, the only issue you have with the previous inspection is the lack of a proper ground. If the inspection report failed to note this, then you may have a claim.
The dry rot is just normal wear and tear that may be expected in 4.5 years of ownership. The systems you had to replace were probably in satisfactory working condition at the time of the first inspection. It is unfortunate that during your ownership, they all reached the end of their useful life. As a general rule, expect to replace a roof every 25 years, a HVAC system every 12 years, a water heater every 10 years.
