Foreclosure laws and customs vary from state to state, county to county, and from mortgage type to mortgage type.

While junior (to the foreclosing) liens may be extinguished by foreclosure sale, the Borrower's personal responsibility to repay may remain.

There are many books on the subject of mortgage foreclosure... and all offer some insight into the process. There is no one book in particular that can address every issue as this is a dynamic niche industry.

Before you begin your education the specifics of 'foreclosure' I'd suggest a solid foundation in real estate practice including finance, appraisal, construction, and investment.

Go to the library or a bookstore and look up the topic.

Assume any book will be general and not address the specifics for a state.

After you have the basics then search for the state's details about the process. Then watch a few deals by tracking the property to the end.

If you are just starting out there are safer ways to start investing while you learn. Foreclosures come with no guarantees so if you make a mistake it can be a big one.

As noted you need to understand more then the foreclosure process to make money. How to finance the place after you buy it will help.

If you are looking at foreclosures you must be a cash buyer with a lot of cash. Otherwise you need to buy before or after the foreclosure when you might be able to acquire with less then an all cash bid.
