Has anyone read the book by William Nickerson titled, "How I Turned $1,000 into $5 Million in Real Estate in My Spare Time"? How was it and can the info. in his book be applied today?(it was released in 1959)

I have never read that particular book. But I do know that real estate has changes ALOT since 1959. It has changed ALOT since the 1980's, and it is continously changing today!
If you really want to make money in todays real estate cycle, it would be a good idea to educate yourself with todays Gurus, their information and their successes!

Yes, I have read it, and I think it is ok. It gives you a good understanding of the real estate investment process, however, The biggest element in his book is zero down payment, which I think is obsolete. I live in New York, where the real estate market has hit the roof, the houses which were 200,000 two years ago are now 450k, and where every house has five or six bidders. In such a scenario, If you talk to the seller about zero down, he will throw you out. I think this approach might work well during the downturn of the economy where the seller are forced to become motivated seller. Even then, I will be very surprised that somebody will accept your zero down offer. If you can get something like that, you are very lucky.
