Boarded Up House

I found A few houses in my erea and I looked up the owners name, now all I have to do is send them a letter that I would like to buy it, but the problems,I am not sure how or what to say in the letter.
If anyone can help me with this, please let me know.

    First of all, there is a chance that the owner will be getting afew letters. I would also call, if you can.

    Generally it is best ot be matter of fact, " I am in the business of buying homes and noticed your home at 123 Main Stree. Can you tell me about the house?" Notice no question that can be answered by yes or no at this point.

    Make a list of things you want to know like:

    Who is the decision maker?
    is there a mortgage?
    What would you do with the money if you sold it?
    Etc.

    Try to get this information while developing rapport and trust with the owner.

    I would also have an idea of what the house is worth to you before you call.
