I've done postcards and have not had great luck with them. However, If you really want leads and want to learn fast, go DOOR KNOCKING. I have knocked on about 14 doors (only 7 people wer home) and I have already heard back from 2 homeowners. It's not as hard as everyone makes it out to be.
Join your local REI club and meet investors looking for birddogs and they will tell you what they want. They will explain the price,neighborhood they prefer and the # of bedrooms and baths the house must have. You need to 1st line up investors to work with. Have your business cards printed to hand out to investors.

Whenever I needed to rotate my inventory of Buyers... I would place a generic classified ad in the real estate section.
"HandyMan Special" or, "Motivated Seller"
Must sell quick! Will consider all offers!
I'd always get 30 to 40 calls on my answering machine.
At least half were folks looking for deals... and I was able to engage them in conversation... and add them to my list of ready, willing, and able buyers for the deals that I found.
