Where Is Best Place To Find Independent Real Estate Investors?
Has anyone had any luck finding an individual investor who will look at a business plan and loan based on return? I have done really well in real estate investing and renovating but recently got divorced and my husband filed for bankruptcy, thus affecting me!!! My perfect credit score of 15 years is gone! The courts divided the property, sold it off....and so I am beginning again. Fifteen years down the drain, but I am armed and dangerous with knowledge! I have never had to find financing before! I had a credit score of 790.....and now? I don't want to know! Thanks everybody! 
Sorry about your problems of late. Go to groups here on TCI and check Arkansas for REI clubs. You will find investors and others who have the same interest. Find mortgage brokers in your area who represent private money investors/hard money lenders. Winner's may not win all the time,but loser's never win. You will survive.

And I think you'll find that getting money is the easy part of this business.

If the market is steady or appreciating in your aria, you should not have the problem finding the private investor money. Place an add in a finical times magazine or any other business related newspaper or magazine and you should get some calls based on what you should make appointments to present your business plan.
The first place I would start is with the people you dealt with when you were succesfully active as a RE Investor.
If nothing else they might serve as good references to give credibility to your business plan.
You will find that experienced potential partners are much more interested in your track record and the feasability of your plan than in your run of bad fortune.
Show a positive can-do attitude and network everywhere you can.
The deals will come.
