    Hey,

    I can tell you what I know of section 8. Basically it is a governement program set up to pay the rent for people in need. The government will offer to pay top dollar amount for the apartment that is chosen by the person in need. It is good if you want to rent your apartment out to people and make sure you can guarantee the rent check, and the value of it will be the top $ for the market. The down part in this is the stereotypical generalizations that fit enough people on the section 8 program. Since most of these people do not have to work for the money to pay the rent, they do not realize the value of the place they live, hence they do not take the pride they should in the place. Please note, this is only a stereotype for the people on section 8. There are many people out there on this program that will get you top $ amount for your property and will also take very good care of your place! If you have a place that is not the easiest place to rent, and you know the market value is higher than the mortgage payment, by any means - rent it out to section 8 people and you will be suprised that you will get that check comoing to you from the goverment every month! It is a great program that helps out both the have's and the have not's! Let me know if this answers your question.

    How do you go about getting your properties into the program ? Can it apply to a mobile home rental or only apartments ? Is there a good website with more information ? Thanks !

    Section 8 was a regulation in the military that allowed a person suffering from extreme combat fatigue or who was slightly nuts to be reliefed from active duty and sent home. It was expanded in time to cover all of those persons that the military did not want to retain or who had proved their worthlessness to the military establishment. Out they went with a Section 8 Discharge. Not Good.

    Section 8 in the Civilian World is a support program in which the government pay part of a rental so that those persons on relief or public assistance can have proper housing.

    Many slums have been created through this program as there is a tendency to build large masses of units some times called projects. With a guarantee of the rents you can really do a structure of management and the returns are high.

    I object once again as they do create the slums of the future. You get on going generations that hand down the tradition of being on relief. Also as the payment goes up to the recipient for each child, you begin to find masses of slightly unwed mothers whose only aim in life seems to be to have more and more children. And the beat goes on.

    I try not to play that game. I build utilizing new methods and new materials to create housing in which the above pattern is not repeated infinitum. I do not create large projects which turn into slums. I am dedicated to the small clusters of single family housing in which those on the lower economic levels of our great society can end up in ownership of their own home. With that spur their lives seem to change. With a small stake in the society they tend to then embrace society and slowly become part thereof.

    In my area "Pennsylvania" the renter qualifies for section-8 assistance. Then when they choose your place you'll have it inspected by HUD which isnt that big of a deal.
    When inpection is passed then your place is qulified for that particular renter.

    In Alabama, Section 8 is a Government support program for low income families. They have a breakdown of the amount of support based on the families current income and the family size as well as the location. In my experience with the Section 8 program, the support amount is the same for both the single family home as it is for the Mobile homes with the same number of bedrooms.
