Turn Over Possible Deal To Make A Friend/ally Or Try Myself

Hello,
Found a property located less then a block from the college I work at. The place has been vacant for more then 3 months and it was repainted poorly last year such that it's flaking and loosing curb appeal day by day. I do have a realitor friend that I have exchanged services for, more or less, this last weekend and I was thinking of turning it to him, in exchange for all the rehab info I would get working the deal with him. What would you do in my shoes, I haven't done any deals yet per say but am pretty analytical w/ numbers however I don't want to fall flat on my face from the starting line. Do you think I should give it or try to contract him throgh the sale or go it on my own. Property value is hovering b/w 70-80 according to tax apprasials but it looks rough.     Try and contact the owner. Get the tax bill address from the assessors office and go knock on their door. See if they are interested in selling. If they are, and your comfortable with the price, then go for it, if not, hand it over to the realtor, but try and get a finders fee for it
